Dubai Land Department on Wednesday revealed that 256 property brokers were penalized for failure to adhere to the guidelines and the regulations of advertisement and the terms and conditions that are associated with it during the first half of the year 2024.

A statement released by the regulator also indicated that over 1200 legal pieces of advice were also given for non-compliance to the laws.

In the first half of 2024, a thousand five hundred field inspections and one thousand, five hundred and thirty examinations were carried out on associated advertisements by DLD inspectors.

“These operations are performed as a part of routine activities of the Real Estate Control Department to maintain and increase the level of the market’s transparency and stop fraudulent activities that may affect investors and customers,” explained Ali Abdullah Al Ali, Director of the Real Estate Control Department at the Real Estate Regulatory Agency (RERA) at the Dubai Land Department.

The regulator also intends to facilitate the brokers’ adherence to the agreed terms and conditions for advertisements, especially concerning a properly placed and scannable QR code with ad data that correlates with the code authorization.

“We have formed committees that update the monitoring and inspection mechanisms so that all remain in compliance with the regulating rules of the real estate sector in the emirate to create a sustainable and growing market of real estate business We encourage all real estate brokers and companies to strictly follow the instructions and directives given by DLD‟s governing body We discourage the public to transact any real estate advertisements which were not sanctioned by DLD,” stated Al Ali.

The regulator intends to soon use artificial intelligence technologies for advertisement monitoring which will vastly improve the management of the control process and lessen violations’ occurrences.
