The Grand At Nad Al Sheba Gardens
Shamal Holding kicks things off first, with phased openings starting August 19, 2026. Waitrose and Partners anchors the launch, marking its first supermarket in Nad Al Sheba. Alongside it, MMI, Heart Cottage Lane, Maple Bear Nursery, Al Jaber Optical and Fixperts all open during that initial phase. September brings the food scene into full swing.

Tasha’s, Somewhere, Home Bakery, Kokoro, Blu Pizzeria, Bake My Day, Daima,a proper spread of dining options rolling in together. Staywell Pharmacy and Tips & Toes cover healthcare and personal care needs.
Fitcode and American Hospital join later, early 2027. Here’s the interesting part: Shamal Holding has already leased the entire development ahead of launch. Fully booked before opening day. That’s not something you see often.

Le Meryeme Mall, The Villa
KeyMavens Group has finished construction on this one,124,000 square feet of retail space in Wadi Al Safa 5, opening late 2026.
The mix here goes beyond shopping. Restaurants, cafés, fitness facilities, family entertainment, and,worth noting,a rooftop swimming pool.

Confirmed operators include Mumuso, MyPT, NovaSkin, Medicina Pharmacy, Tips & Toes, Dastaan and Carnival.
Everything about this project points toward The Villa’s existing residents. Daily shopping needs, sure, but also healthcare, beauty, and leisure all folded into one site.
Le Meryeme Mall, Liwan
Same developer, different neighbourhood. KeyMavens is also building Le Meryeme in Liwan, roughly 113,675 square feet in Wadi Al Safa 2. Construction is on track for completion in Q3 2026.
This location serves both Liwan and nearby Dubai Silicon Oasis residents. Expect restaurants, cafés, healthcare services, sports facilities, and dedicated children’s areas.

Outdoor space matters here too,landscaped grounds, an events plaza, and Spanish-influenced architecture running through the design.
Combine both Le Meryeme sites, and KeyMavens is delivering close to 237,675 square feet of built-up community retail across the two locations.
Sobha Mall At Sobha Hartland
Sobha Realty hasn’t locked in an exact opening date yet, but the project is moving forward for a 2026 launch.
The numbers here are sizeable. Around 339,000 square feet of built-up area, with roughly 115,000 square feet dedicated to leasable retail space. Thirty-five retail and F&B units are planned, alongside a supermarket, gym, play courts, and family entertainment facilities. More than 10 dining concepts are set to join the lineup.

Sobha Realty is putting approximately $57.2 million,around AED 210 million,into this development. Once complete, it’ll give Hartland residents direct access to grocery, dining, fitness and leisure options without leaving the community.
First Avenue Mall Jumeirah
Over in Jumeirah, near the Fishing Harbour, First Avenue Mall is aiming for a September 2026 opening. Construction and fit-out work have continued steadily at the Jumeirah Road site.
Dining takes centre stage here. Jon and Vinny’s, Nala, Lost in Tokyo,all confirmed. Tora Tora is bringing its Japanese ramen concept to the mall sometime later in 2026, too.

This one’s built for a specific crowd. Jumeirah residents, plus the steady visitor traffic that moves along the coastal corridor. Less about broad retail, more about capturing neighbourhood dining demand in one of Dubai’s most established areas.
Look across all five projects, and a clear pattern emerges. Developers aren’t chasing size this year. They’re chasing proximity,building retail that sits close to where people already live, rather than destinations people have to travel toward.
